The REALTORS® Association of Edmonton is reporting 684 sales so far this month for the greater Edmonton area. The pace has picked up each week this month and we should end up with around 800-850 sales by the end of the month (similar to last year, but below average overall).

The REALTORS® Association of Edmonton is reporting 424 sales so far this month for the Greater Edmonton area. The pace should pick up, but with only 11 days left in the month it looks like we will see below average sales for January. It's kind of hard to believe, because when we are trying to make appointments to show properties to buyers it's hard to find many that aren't pending. We've had a few clients miss out on properties they really liked this week while they were thinking about making an offer. If you're in an area where there are no for sale signs, and are thinking of selling, this may be the time. On the other hand, if you tried to sell last year and were unsuccessful, and are thinking of bringing your home back on the market at a higher price (we are seeing a lot of that, especially in St. Albert), prepare for more disappointment.

I'm beginning to believe, based on seasonality and trends, that January is my new favourite time to look for a property. It used to be December, because there was not much going on and sellers were motivated. However, given how inventory has come on in January in recent years, and how it outperforms sales, it seems like a good time to shop with lower competition and prices, and more selection.

Condos 4-week running average: $223k ($231k, $227k, $225k)Well, there is no New Year's hang over when it comes to real estate in Edmonton, people were busy getting homes (back) on the market this week. The numbers this week are much the same as they were at this time last year - very few sales, tons of expired listings, and tons of new listings. We should continue to see the inventory grow for the next few months. The average price for condos and single family homes starts out the year ahead of last year, but this doesn't mean a whole lot because the number of sales is low, so the sample size is small creating larger fluctuations in the average. We'll see what happens over the next few weeks as sales start to increase.

Just as expected for this time of year - the numbers are right in line with the past few years. The REALTORS® Association of Edmonton is reporting 674 sales so far this month, which should put us around 900 for the month (pretty typical).

The REALTORS® Association of Edmonton is reporting 429 sales so far this month for the greater Edmonton area, which should put us around 800 for the month which is normal for December. Also, don't get too excited about the new listings to sales ratio, it's totally normal for it to spike in December, this is due fewer new listings not higher sales (it will drop significantly in January).

A few quotes from the news this week:
- "The metropolitan area of Edmonton has generated more jobs than any other metropolitan area in the country - 44,900 jobs in the past 12 months." John Rose, Chief Economist for the City of Edmonton. (Calgary created about 25,000 in the same period).
- Alberta bucked national employment trends in November, Statistics Canada reported Friday. The country shed 19,000 jobs last month, the agency said, bumping unemployment up from 7.3 per cent to 7.4 per cent nationwide. But in Alberta, the jobless rate shrank from 5.1 per cent to five per cent as the province added nearly 3,000 jobs in the month.
- Canada’s economy grew at a faster-than-expected annualized pace of 3.5 per cent in the three months ended in September.
- The Alberta government predicted more job growth in the province over the coming decade on Friday. The Human Services Department released a new forecast calling for 606,000 new jobs in Alberta by 2021, along with a potential labour shortage of up to 114,000 workers in industries like health care, tradespeople, and financial services.
